The development site is located in the heart of Koreatown at 832 S. Kenmore Street, one block south from 8th Street and 3 blocks from Wilshire Blvd and Vermont Ave. The development site is a 10,191 SF parcel of land and will consists of 32 market rate units, 8 fully-furnished units for corporate housing tenants, and 5 low-income apartment units, for a total of 45 units. This site is made attractive by a dense R4-2 zoning with TOC Tier 3 (70% Density Bonus), FAR of 6:1 with 50% increase, with no height restrictions. The site was acquired in November 2021. The vision for the project is to build a modern boutique apartment complex with progressive but cost efficient design elements.

The Project has received approved TOC Tier 3 verification, received approval from Building and Safety PZA (Project Zoning Approval), and has received approved Letter of Determination from the Planning Department for TOC additional incentives. The project is within 3 months of receiving a final Building Permit for construction.
